A bold new vision has been unveiled to transform the southern end of Parramatta’s CBD into a dynamic cultural and entertainment hub, featuring a Chinatown precinct, new civic square, retail spaces and vibrant laneways.

The proposed plans, led by the City of Parramatta, will go on public exhibition next month as part of the first phase of the broader CBD South Parramatta Master Plan.
A New Cultural and Night-Time Destination
The proposed precinct aims to revitalise key areas including Fitzwilliam Street, Wentworth Street, Church Street, and a network of Chinatown laneways and arcades – each designed to offer a distinct experience while contributing to a cohesive, lively destination.
The development is expected to bring together food, culture, public art and retail, creating a vibrant environment that encourages both daytime activity and a thriving night-time economy.
Unlocking the Potential of South Parramatta
Lord Mayor Martin Zaiter said the Master Plan is a major step toward activating an underutilised part of the city and enhancing Parramatta’s status as a global destination.

He highlighted that the project builds on the success of Parramatta Square, which has already transformed the northern CBD and attracted millions of visitors since opening.
The new plan focuses on unlocking the southern precinct’s potential, creating spaces that bring people together through dining, culture and community engagement.
Creating a Global City Experience
The introduction of a dedicated Chinatown precinct is a key feature of the vision, aligning Parramatta with other global cities known for their culturally rich urban hubs.

The precinct is expected to feature authentic eateries, unique retail offerings and immersive cultural experiences, supported by vibrant streetscapes filled with light, colour and public art.
The Master Plan also includes opportunities to redevelop council-owned sites, delivering new public spaces designed for both residents and visitors.
Defined Precinct and Future Growth
The CBD South Parramatta precinct (Phase 1) is bounded by Church Street, Fitzwilliam Street and Parkes Street, located just south of the train line.

As Parramatta continues to grow as a major economic and cultural centre, the project is expected to play a key role in shaping its future identity – expanding its nightlife, enhancing public spaces and strengthening its position as a leading global city.
A Vision for Connection and Community
At its core, the plan is about creating a place where people can gather, explore and connect – a destination that reflects Parramatta’s diversity while offering new opportunities for business, culture and community life.
With public consultation set to begin soon, the project marks an important step toward reimagining one of Sydney’s fastest-growing urban centres.
