A major housing project in Sydney’s south is getting a significant upgrade, with Arncliffe Central now set to deliver 75% social and affordable housing. The move by the NSW Government marks a strong step towards addressing the growing housing pressure faced by families, young people and essential workers across the city.

The revised plan will see more than 800 new homes built at the site, replacing older social housing with a larger and more balanced mix. This includes 311 social housing apartments, 291 affordable housing units, and 204 private homes, creating a diverse community designed to support a wide range of residents.

Located just over 10 kilometres from the Sydney CBD, the development offers strong connectivity to transport, jobs and essential services. With a mix of one, two and three-bedroom apartments, the project aims to cater to different household needs while ensuring residents can live closer to where they work and study.

The project is being delivered through a partnership between Homes NSW, developer Billbergia, and community housing providers Evolve Housing and St George Community Housing. Together, they aim to create a vibrant mixed-use community, complete with shops, cafés and essential services at ground level.

Funding support from the Commonwealth’s Housing Australia Future Fund has played a key role in expanding the number of social and affordable homes. The collaboration highlights a broader push to deliver housing at scale while ensuring developments remain accessible and community-focused.

Premier Chris Minns said the project reflects the need to maximise housing opportunities in well-connected areas. He emphasised that increasing affordable housing supply will help essential workers stay closer to their jobs, reducing pressure on both families and infrastructure.

Housing Minister Rose Jackson added that the development represents a new approach to housing delivery in New South Wales. She highlighted the importance of collaboration between government, developers and housing providers to deliver meaningful, long-term solutions for communities.

Construction of the social housing component is expected to be completed by 2027, with the full Arncliffe Central development scheduled for completion in 2028. The project forms part of the state’s broader housing strategy aimed at delivering thousands of new homes and strengthening communities across New South Wales.
